A real estate transaction has become a very complex process. It has been estimated that more than 20 people have a hand in the process of buying and selling a home. Because of the number of people involved, the process has many variables and elements. By virtue of the complexity of the process, the management of a trained real estate agent is virtually a necessity. The experienced agent possesses the knowledge of how all the components function together. Add the element of the emotional connections and memories one has in the home being sold and it becomes evident that the transaction requires the skills of a trained real estate professional.

Taking on the task of selling your own home can be a daunting task. The legal implications alone are enough to give most homesellers reason to pause and reconsider. I have provided a number of articles which may help put the prospect of For Sale By Owner (FSBO) in perspective.

Here Are A Few Things To Consider
Anyone can put a sign in the front yard and try to sell his or her home, and some actually get it sold in a reasonable amount of time. As with any profession, if you decide to take on the role yourself, you are opening yourself to potential risks and mistakes.

1. Most homeowners do not have the time to make appointments during the day or during normal business hours to show the property to potential buyers.

2. A Realtor will likely only show your home only to buyers who can financially qualify to purchase it and can provide a preapproval letter from the lender.

3. Homewoners, especially those selling for the first time, are not aware of all of the legal documentation that should accompany an initial contract.

4. Most homeowners are inexperienced negotiators. Effective negotiators are emotionally removed from the subject of the negotiation, as are good Realtors. Homeowners are often very emotionally involved with the home they are selling.

5. In our current market, it is extremely difficult to price you home properly. There are just too many variables in this market for inexperienced homeowners to price their home properly. Even some Realtors are finding it to be a difficult process, but they have the tools and experience to assess an accurate price.

6. Are you comfortable having strangers in your home, especially potential buyers who are completely unqualified to purchase your property? Realtors are trained to keep your home and themselves safe and secure.

7. What is the next step after receiving an acceptable offer, and who should hold the deposit? What is the amount of a reasonable deposit anyway?

8. Have you complied with Title 5 of the Massachusetts Code of Regulations? Do you need to?

9. When should you contact the fire department for the presale inspection, and what will they look for?

Realtors are licenced professionals who are trained to guide you through the process and assessing the transaction with the least amount of risk possible. They help get your property sold in the least amount of time for the highest possible price.
